These terms govern your use of the BelBon Developers Ltd. website and any land-share investment you make with us. By using this site or reserving a share, you agree to these terms. Please read them carefully.
2. Nature of the investment
BelBon Developers Ltd. operates a share-based land investment model. We identify land, secure it (through purchase or bayna/deposit), divide it into investment shares, and distribute proceeds to shareholders proportionally when the land is sold. You are investing in fractional land ownership, not a fixed-return financial product.
3. No guaranteed returns
All figures, projections and example flips shown on this site are illustrative only. Past performance (including our previously completed flips) does not guarantee future results. The value of land can rise or fall, and resale timelines are not fixed and may range from months to years.
4. Risk disclosure
Land investment carries real risk, including market risk, liquidity risk, regulatory changes, and delays in area development or infrastructure projects in corridors such as Bashundhara R/A, Jolshiri Abashon and 100 Feet Madani Avenue. References to future development and infrastructure are based on publicly available plans and are subject to change by the relevant authorities. Only invest funds you can afford to hold for the medium to long term.
5. Documents & due diligence
We represent our land as niskontok (clean title) and make relevant documents available for your inspection before any payment. You are responsible for conducting your own due diligence and are encouraged to independently verify all documents with the appropriate land registry and, where needed, a qualified lawyer.
6. Payments & reservations
A share is confirmed only upon completion of the agreed payment and issuance of a written record of your ownership. Reservation of a share does not constitute ownership until documented. Any deposit terms will be communicated in writing at the time of booking.
7. Shareholder rights
Each shareholder holds a proportional interest in the underlying land. Decisions regarding sale and distribution are made in accordance with the shareholder arrangement provided to you at the time of investment.
8. Marketing content
Prices, availability (e.g. 'shares left') and promotional content may change without notice and are subject to confirmation at the time of booking. Images and plot illustrations may include representative or placeholder visuals.
9. Limitation of liability
To the extent permitted by law, BelBon Developers Ltd. is not liable for any indirect or consequential loss arising from use of this site or from investment decisions. Nothing in these terms excludes liability that cannot be excluded by law.
